Total Environment

Total Environment Building Systems is an architect-led residential developer founded in Bengaluru in 1996 by Kamal Sagar and Shibanee Sagar. The firm designs and builds everything in house, from architecture and structural engineering to landscape, interiors and joinery, the last through its own manufacturing arm Machine Craft. Its houses are recognisable for cantilevered terrace gardens, exposed brick and board marked concrete, generous floor plates and heavily planted common areas, and the company has consistently favoured low density schemes over high yield ones. It operates in Bengaluru, Pune and Hyderabad and has delivered roughly 5.5 to 6 million sq ft to more than 1,600 customers. Deliveries are slow by industry standards, which is the trade off buyers accept for the design and build quality.
